What a garage roof job includes
- Stripping the old felt and checking the deck.
- A new OSB3 deck, or new boards where the old ones are soft.
- Resin, mat and topcoat, with trims at the front and sides and an upstand against the house wall.
- A gutter or outlet at the low edge.
Garages and planning
Re-covering a garage roof the same shape is maintenance that doesn't materially change how it looks, which is exempted development under section 4(1)(h) of the Planning and Development Act 2000. Converting the garage into a room is a different job: attached garage conversions come under the extension rules.

Yes. It has no seams, takes foot traffic for gutter cleaning, and suits a small plain roof. EPDM and felt are the lower-cost options.
How long does a garage roof take?
Often a day or two in dry weather.
Do I need planning to re-roof my garage?
Not to re-cover it the same way. Raising it or changing to a pitched roof is a question for the council.
